In 2020, The Village of Pelham Board of Trustees is expected to announce results of its negotiations with Pelham House LLC on a proposed rental apartment/retail/public parking project between Fifth and Fourth Avenues involving the purchase of the Village owned Fire House, parking lots, and property where Village Hall is located. As part of the project, the developer would build a municipal facilities center housing the fire department, police department (now in rented space in Town Hall) and Village offices. The center would be located where the former Capital One Bank was located on Fifth Avenue and would have rental apartment units and parking where Village Hall is now located on Sparks Avenue.

Also in 2020, the developer of 101Wolfs Lane is expected to re-file its application for what was a 63 unit rental apartment/retail project facing Wolfs Lane near the Pelham Train Station. The developer had approval for the project and for a foundation permit but its building permit was denied in October when it had not yet received state approval of its modular construction plan in time for an extended deadline set by the Village.

The Village Election for three trustee seats will be held in November (not March).
